Legal requirements

The investment area is covered by a current Local Land Development Plan in the Ujazd commune for a part of Olszowa village.

All the provisions are included in the Resolution No XXIII / 103 / 2004 of Municipal Board in Ujazd of 6th July 2004.

The area of the study is part of the Business Activity Zone (SAG) – of approximately 325 ha in total, situated north of  A1 motorway, between motorway junctions ‘Olszowa’ and ‘Nogowczyce’ within the area of Olszowa, Zimna Wódka and Sieroniowice villages. The zone is designated for  the location of manufacturing, storage, services and distribution enterprises on a supralocal (commune, poviat or regional) level, including transport areas and full technical infrastructure facilities and equipment.  

The change in the use and taking over agricultural areas designated for investment, and land development directions should proceed from motorway junctions towards the middle of the zone while maintaining the biggest concentration of investment activities and retaining the agricultural areas not covered by investment in the existent usage.

The whole area may be divided optionally.  

The study presents the optimum division of plots for the purposes of cubature structures with the area of 1,095m² to 4,800m²

  1. Water supply is designed from the existent water network Ø110PE running in Irlandzka street;
  2. The design of a water supply pipe shall be made of PE100, SDR11, PN16 pipes;
  3. The water supply pipes shall be ended with water meter manholes on individual plots;
  4. Wedge-shaped gate valves made of ductile cast iron shall be installed on the water supply pipes;
  5. Sanitary water outlet is designed for the sanitary sewage system Ø200 running in Irlandzka street and Ø200 running in Niemiecka street;
  6. The designed sanitary water network and water supply pipes shall be made of spigot and socket fittings with an elongated socket, seamless PVC-U SDR34 SN8;
  7. Water supply pipes shall end in individual plots with manholes;
  8. Rain water shall be utilized within the area of the plot;
  9. Sewage wet wells in the paved area shall be equipped in load distribution rings and cast iron access chambers of class D400;
  10. In the landscaped area and in pavements, class B125 cover shall be used;
  11. Medium pressure source gas pipeline Ø160 PE is located in Niemiecka street;
  12. The designed network and gas pipeline shall be made of PE100 SDR11 pipes;
  13. Gas pipeline shall be laid up to the plot boundary;
  14. The main gas tap and pressure reducer valve shall be installed in a ventilated gas box on the plot boundary.
  15. Power supply cable can be connected to ZK2 medium power cable connector end as part of the existent power network;
  16. Power supply connection will require building of own power network from the place of connection to ZK2;
  17. Power supply connection of buildings and structures requires: obtaining connection terms and conditions, concluding and executing a connection contract.
