S - storage and technical services area (customs and wholesale warehouses, goods storage, warehousing, handling and distribution bases).
KS - transport services area (logistics bases, passenger car and heavy goods vehicle depots, car service stations, repair and maintenance workshops, fuel stations).
F / A UX - undefined services area (retail, catering, service crafts, commercial administration, banking, communications, hotel industry, healthcare, entertainment and recreation services and more).
CONDITIONS FOR AFOREMENTIONED AREAS:
A. Requirements for the applicant:
  • land development design
  • specifications of the function, method and characteristics of the enterprise:
    • investment method, program and technical characteristics
    • internal communication system and connections with the existing system
    • principle of technical infrastructure services provided to the area
    • possible division of the area into building plots
    • location and size of buildings/structures
    • urban green design
    • utility supply and collection
    • environmental impact of the enterprise
B. Prohibition against:
  • execution of enterprises with adverse environmental impact, requiring a report
  • execution of enterprises which pose threats and inconveniences within the area and in the neighbourhood
  • erection of structures with high water absorption, causing damage to the local balance of source water resources or exceeding water and sewage system efficiency
  • erection of residential buildings, except for owner's/ caretaker's flat
  • location of open sites for storing air polluting and dust-generating bulk solids
  • location of open sites for storing and structures for usage and utilisation of waste
C. Order to:
  • locate carparks or garages within the grounds of the erected building or structure plot:
    • for commercial build-up:
      • 2-4 ps / 100m² of usable area
      • 1-2 ps/ 10 consumption seats
      • 2-3 ps/ 10 simultaneous service users
    • for production and manufacturing as well as storage and warehousing build-up
      • 2-5 ps/ 100m² of usable area
      • 2-5 ps/ 10 work stations
      • 2-3 ps/ 10 simultaneous users
      • 2-3 ps/ 1 service station KS
    • Number resulting from technological needs and deliveries

  • replacement, extension, reconstruction and change of usage is permissible provided that the primary land designation remains unchanged
  • erection of new industrial buildings or structures may require new water supply and sewage infrastructure
- location of structures / services within the UX area of the sales grounds exceeding 1000m² is permissible provided that a forecast of the consequences of their erection is made.

F UH - area of services on assigned plots with accompanying buildings, building equipment and green areas: commerce.
UG - area of services on assigned plots with accompanying buildings, building equipment and green areas: catering.
UR - area of services on assigned plots with accompanying buildings, building equipment and green areas: crafts - well-being services.
CONDITIONS FOR AFOREMENTIONED AREAS:
A. Prohibition against:
  • execution of enterprises with adverse environmental impact, requiring a report
  • execution of buildings and structures which pose threats and inconveniences
B. Order to:
  • locate carparks or garages within the grounds of the erected building or structure plot:
    • for commercial build-up:
      • 2-4 ps / 100m² of usable area
      • 1-2 ps / 10 consumption seats
      • 2-3 ps / 10 simultaneous service users
  • ensuring car entry and forward facing exit from and onto the plot
  • ensuring access to the area and buildings for the disabled and especially persons on wheelchairs

C. Other:

F / A (EE) - areas and structures of electrical power equipment + existing and planned 15kV transformer stations.
(ZK) - acoustic protection equipment with accompanying green areas.
CONDITIONS FOR AFOREMENTIONED AREAS:
(KP):
  • prohibitions against location of volume buildings not connected with car parks
  • car parks to be located next to internal access roads and internalplant roads
  • car park entries to be located next to entries to the primary land designation area and in existent or designed streets of KD, KL and exceptionally KZ class, upon the road supervisor 's consent
  • designing accompanying urban green - high or low – is recommended
(EE):
for 15kV powerline (medium voltage transmission lines, single circuit - to be cabled)
  • primary land designation - overhead power line with a protection zone
  • estimated residential building proximity zone to cables =5.2m to the extreme able / is set individually basing on norms and regulations
  • * reconstruction of 15kV power line and cabling it within the right-of-way at the investor's expense
(EE):
for 110kV power line (high voltage transmission lines)
  • primary land designation - overhead power line with a protection zone
  • * estimated residential building proximity zone to cables = 14.5m to the extreme cable / is set individually basing on norms and regulations
(ZK):
  • order to execute acoustic protection equipment as accompanying designation forA4 motorway - "KA" and main road - "KG", in the case of documented exceeding of noise level norms
